We have been innkeepers of the Herren House in Waynesville, NC for five years. Any aspiring innkeeper, who properly and exhaustively conducts their research, will always see that this mandate must be included in the business plan:
HAVE AN EXIT STRATEGY
When it was time to initiate our exit plan we engaged the services of the realtor whom we used for the purchase of the Herren House. After the newness of the listing wore off, prospects coming through the door came to a stop. Our pleas for more advertising, better marketing, and qualified prospects fell upon deaf ears. When our agent (who we liked) left their employ, we moved our listing and placed it with InnSpired Management, Inc. dba InnspiredInns.com, owned and operated by Mike and Rhonda Horton.
What a world of difference! Mike prepared and implemented a comprehensive sales and marketing strategy. He called every week with an update. Every suggestion that we made regarding additional advertising vehicles, Mike immediately put in place. Any idea we had to help keep a prospects interest, Mike incorporated in his follow-up discussions. He would try new and experimental marketing tactics such as making a ‘For Sale’ video to air on his website.
The crunch time is when a serious prospect is ready to move forward. The most sensitive and critical period in the entire process is the time between preparing an offer and the closing. This is not the time to have an average sales agent, or a timid one, conducting business for you. Nor is it a good time to be selling the inn yourself as a FSBO. Mike threw himself into the process and knew exactly when to be bold and assertive and when to pull back. A great realtor is comfortable wearing many hats. Mike acted as an advisor, a stress counselor, a financial guru, a best friend, and a sounding board for rants and raves.
